Choosing floor, facing and unit

A flat's floor, facing and position in the building change daily life as much as its layout does. Here is what Bengaluru's building rules require, and what the sun actually does here through the year.

Two flats with the same layout, in the same tower, can be different purchases. One is on the third floor, north-facing, next to the lift. The other is on the eleventh, west-facing, at the end of the corridor. The brochure may show both as “Type B, 3 BHK, 1,450 sq ft”. Daily life in them will not be the same.

Some of what separates them is personal taste: a view, a walk to the lift, whether you want a garden or a terrace. But some of it is set by rule – when a lift is compulsory, when a building needs a fire clearance, how far a tall neighbour must set back from your windows – and by geometry: Bengaluru sits close enough to the tropics that the midday sun does not always sit to the south, which changes what “south-facing” actually gets you through the year.

This guide works through floor, facing and position in the floor plate in that order: what the rules require, what the sun does, and what to check about the specific unit before you commit to it.

Fire safety, by height

Two height lines matter for fire. Karnataka’s fire law draws the first: since the Karnataka Fire Force (Amendment) Act, 2023, a “high rise building” is one of 21 m or more, whatever it is used for, and anyone proposing to build one must first get a No Objection Certificate from the Karnataka State Fire and Emergency Services. Bengaluru’s zoning regulations draw the second: they define a “High rise building or Multi-Storeyed Building” as one of 24 m or more, measured from the average ground level around it, and ask for a Fire Force NOC, on top of the one from the Karnataka State Pollution Control Board, before such a building’s plan is sanctioned. So a tower of 21 m or more needs a fire NOC before construction starts; below 21 m, that particular clearance does not apply.

Height also decides how the building must be designed once construction starts. For fire protection generally, the zoning regulations adopt the National Building Code, and for buildings that count as high rise or “special”, they add the Code’s own extra chapter on the subject. One concrete requirement from that chapter: the open space running around such a building must be at least 6 m wide, unobstructed, motorable, and strong enough to carry a called-out fire engine weighing up to 18 tonnes. If you are looking at a tall tower, that open perimeter is not landscaping margin; it is the fire tender’s access road, and it has to stay clear.

Fire safety is not only a high-rise question, though. Every residential apartment building, whatever its height, must put in the fire safety measures the Fire Force authorities require before it can get an occupancy certificate. The high-rise NOC is a gate that only tall buildings pass through before construction starts; the general fire-safety sign-off is a gate every apartment building passes through before anyone moves in. One figure worth being precise about, because it is easy to conflate with the “high rise” threshold: buildings of ground plus four floors, or 15 m and above, have to be designed to a specific earthquake-resistant standard (IS 1893-2002), and the site engineer has to certify that this was done, in writing, at completion. On its own, that used to be a seismic rule only – a 15 m building had crossed into earthquake-design territory without necessarily being anywhere near the 21 m fire-NOC mark. That changed on 5 January 2026: a further amendment to the zoning regulations now also requires buildings between 15 m and 21 m in height, stilt included, to strictly follow the National Building Code’s own fire and life safety provisions, not just its general fire chapter. So a building anywhere from 15 m up is now doing double duty – seismic design and fire-code compliance – well before it reaches the 21 m at which the fire law demands a separate NOC.

Lifts, and what a floor costs

A lift is not compulsory in every apartment building. The zoning regulations require one only for buildings taller than ground plus three floors – in effect, from the fifth storey up. A smaller block built to exactly G+3 can lawfully have no lift at all. If you are looking at a higher floor in a shorter building, or at a building that looks like it might be right on that line, ask directly whether a lift exists and who services it; do not assume one comes with any flat above the ground floor.

The floor itself is also something a builder is allowed to price separately. Karnataka’s model agreement for sale – the format every registered agreement in the state has to follow – treats the floor as a named line in the price. Its break-up table asks for the block, the unit, the floor and the “rate of apartment per square feet”, and its own footnote spells out what else can sit inside that rate: “preferential location charges” are listed alongside the cost of a balcony, an open terrace and the share of common areas as components the price break-up may include. In plain terms, a floor-rise or view premium is not prohibited, and it is common practice. What the model agreement does is stop it from being hidden: once you sign, it has to appear as its own line inside the total price you agreed to, not folded silently into a single number.

That price, once fixed, does not move on you later except for one narrow reason. The same agreement makes the total price “escalation-free”, other than increases in development charges the promoter can point to a specific government order for. Ground floor or top floor

The two ends of a building trade one set of problems for another. Neither is simply better; each suits a different kind of household.

GROUND FLOORClosest to the ground you can get

No stairs or lift wait, easiest for moving furniture in and out, and sometimes the only floor with a private garden or a paved yard. It is also the floor most exposed to street noise and dust if it faces a road, the easiest for anyone to reach from outside, and the one most likely to show damp during Bengaluru’s monsoon months. Check whether the building has stilt parking: where it does, the stilt floor is capped at 3 m and can legally be used only for parking, which means the residential “ground floor” you are shown may actually sit one level above true ground – a different, drier proposition from a flat that opens straight onto the compound.

TOP FLOORFurthest from everyone else

The best light, the fewest overlooked windows, no one walking on your ceiling, and often the best view and the only access to a private terrace. Set against that: the roof slab above absorbs a full day of sun, which is at its steepest, nearly overhead, for about a third of the year here, so top-floor rooms tend to run hottest. Roof waterproofing failures show up first and worst on the top floor, particularly in the monsoon. Water pressure can also be weaker on a gravity- fed system; ask whether the building uses a pressure-boosted or hydro-pneumatic supply rather than a plain overhead tank, and what happens to your walk home if the lift is out of service.

The middle floors

Most flats are neither the ground floor nor the top, and the middle of a building is where the extremes of both cancel out rather than combine. A mid-level flat is generally cooler than the top floor because it is not directly under the roof, drier and more private than the ground floor because it is off the street, and short enough of a lift ride that a breakdown is an inconvenience rather than a climb. It usually sits in the middle of the building’s floor-rise pricing too, for the same reason.

What matters more in the middle of a stack is what is directly above and below your own flat, since you are sandwiched between both rather than shielded by ground or roof. A gym, a function hall or a walked-over terrace one floor up or down carries its noise through the slab regardless of which numbered floor you are on. Ask to see the floor immediately above and below the specific unit on the building’s plan, not just its own floor plate.

Facing and the midday sun

Most of India sits far enough north of the equator that the midday sun is reliably to the south, all year. Bengaluru, at about 12.97°N, is close enough to the tropics that this is not true here. The sun’s zenith point – its declination – swings between about 23.45°N and 23.45°S over the year, and for part of that swing it passes north of Bengaluru’s own latitude. When it does, the sun at solar noon sits to the north of straight up here, not the south.

The figures below are computed directly: for the middle day of each month, the sun’s declination is worked out from the standard approximation (δ = 23.45° × sin(360/365 × (284 + n)), where n is the day of the year), and the solar-noon altitude follows from altitude = 90° − |latitude − declination|. Whether the sun sits north or south of the zenith just depends on whether the declination is above or below Bengaluru’s 12.97° latitude on that day.

Two things follow from these numbers. First, the swing itself: the sun crosses from south of the zenith to north of it around late April, and back again around mid-August – roughly four months, from about 26 April to about 18 August on this calculation, when the midday sun in Bengaluru sits to the north rather than the south. Second, the altitude barely drops below 54° even at its lowest, in December. Bengaluru never gets the low, raking midday sun of a temperate city; the sun stays steep here in every month.

That changes what each facing actually means. A south-facing room gets direct sun at most hours of the day for about eight months of the year, but because the sun sits so high even in December and January, a modest overhang or a balcony slab is usually enough to keep it off the glass at midday; south-facing loses that advantage for the roughly four months when the sun has swung north. A north-facing room is the reverse: shaded at midday most of the year, and only picking up direct overhead sun in that same four-month stretch, which is one reason north-facing bedrooms are popular here. East and west are not affected by this north–south swing in the same way, because morning and evening sun comes from low in the sky regardless of the season: an east-facing room catches the cooler morning sun and is naturally shaded by afternoon, while a west-facing one catches the hottest part of the afternoon and evening, when Bengaluru’s temperatures for the day are already at their highest, and at a low enough angle that an overhead balcony slab does little to block it. If heat is your main concern, the facing that matters most is west, not south.

Where the unit sits

Floor and facing are only two variables. Where a specific unit sits on its own floor plate – corner or middle, near the lift or far from it, next to a service area or away from one – changes daily life as much as either.

That last row depends on a rule rather than a guess. Zoning regulations fix how far a building must set back from its plot boundary, and the setback grows with the building’s own height: under the table in force from 1 August 2025, a building up to 15 m needs as little as 1–1.5 m on each side on a small plot, but by 30 m that has grown to 10 m all round, and above 50 m it reaches 16 m all round. If the plot next to your building is empty today, what can eventually be built on it, and how close, is governed by that same rule and by the height the site’s own zoning and floor area ratio allow – not by what happens to be there when you visit. Ask what is currently sanctioned for the neighbouring plot, and do not assume an empty lot stays low-rise or stays empty. Vastu, briefly

Vastu shastra is a traditional Indian system of design principles that some buyers, or their families, weigh when choosing a unit’s facing or the layout of rooms within it – commonly a north-east or east-facing main entrance, a kitchen in the south-east, or a pooja space in the north-east corner. This guide takes no position on it beyond describing that it exists and that some buyers care about it. We have not found, and are not asserting, any official source that connects a flat’s facing to its resale value or price; nothing in this guide should be read as a claim either way on that.

What is worth knowing practically is that a fixed floor plan limits how much can change after the fact. If vastu compliance matters to you, raise your specific requirements with the builder before you book, while the unit and its orientation can still be chosen, rather than after. Everything else in this guide – the fire and lift rules, the setback that governs your neighbour, and the sun’s actual path – applies to a flat whatever its facing is chosen for.

Before you choose a unit

  • Check the building’s floor count against G+3 before assuming a lift comes with a higher floor.
  • Ask for the price break-up and confirm any floor-rise or preferential location charge is its own line, not folded into a single rate.
  • For a tall building, check the fire NOC and the 6 m clear approach around it, not just the occupancy certificate.
  • On the ground floor, check for stilt parking underneath: it changes damp, security and how far you actually are from the street.
  • On the top floor, ask about the water supply system and how recently the terrace was waterproofed.
  • Match the unit’s facing to what you use each room for: west for heat to avoid, north or east for a room you want naturally cool.
  • Walk the specific unit, not just a similar one: stand by the lift, the chute and any plant room, and check what sits directly above and below it on the plan.
  • Check what is sanctioned for an empty plot next door before assuming your view or privacy is permanent.
