Each size is marked: carpet is off the RERA filing, saleable is the developer’s super built-up figure where there is no carpet to quote — compare like with like. The build figure is the promoter’s own quarterly filing as we read it, not a live number.

One-bedroom homes are a small slice of the Bangalore market and almost never a family purchase. They are bought by investors letting to single tenants, by parents buying near a campus, and occasionally by people who want a foothold in a pocket before prices move.
Watch the carpet area rather than the price. The one-bedroom units on our list run from about 300 to 650 sq ft of RERA carpet, which is a doubling across the same label — a 304 sq ft flat and a 647 sq ft flat are not the same product, and neither is the rent they command.
Before you buy here: Ask what proportion of the tower is one-bedroom. A handful in an otherwise three-bedroom project rents differently from a block designed around them.
